5 N Douglas Apartments is a proposed 5-story multi-family building with 64 luxury apartments. The site is 0.7 miles away from Downtown Arlington Heights, adjacent to Mariano's Fresh Market.

Status (2024): Proposed

On October 10, 2023, the Design Commission denied a proposal for a single-family teardown/new construction due to the significant historical value of the existing house.  The petitioner is appealing the Design Commission’s decision with the Village Board.  The Village Board meeting for this appeal has been scheduled for Monday, February 5, 2024 at 7:30 pm at Village Hall.  Public attendance is welcome.

Arlington 425 is a mixed-use project at a vacant 2.9-acre site located at the southwest corner of Campbell Street and Highland Avenue.  As approved, the project consists of up to 479 parking stalls and two multi-family apartment buildings, with a combined total of 319 residential units and approximately 7,500 square feet of commercial space.

Arlington Downs is a mixed-use project located along Euclid Avenue, just west of Arlington International Racecourse. Plans include an existing 214 unit luxury apartment building, over 500 additional residential units, a 116 room hotel, as well as retail/restaurant/entertainment space.

Status (2024): Zones I & II Complete; Approved and Under Development
Phase I of the Arlington Gateway Redevelopment Project is at the southeast corner of Algonquin Rd and Arlington Heights Rd. It is proposed to include an 8-story apartment building with approximately 300 units and 25,000 square feet of retail space on the first floor.

The Berkshire Senior Living Residences is proposed as an age-restricted independent living rental community for seniors, which would be rented at affordable levels, located at 8 S. Beverly Lane. The three-story building would include 32 one-bedroom units and 12 two-bedroom units along with a total of 52 parking stalls dispersed between a small surface parking lot and a 44-space underground garage within the basement of the building. The details of this development may evolve as it continues through the zoning entitlement process.

Chestnut Townhomes is proposed to be a subdivision with a five-unit townhome development, located on the Southeast corner of Rand Road and Chestnut Avenue. 

Status (2024): Pending Final Plat of Subdivision Approval
The Eastman development, located at 116-120 W. Eastman Street, is a proposed 6-story mixed-use building with 136 residential units and a planned commercial space on the first floor.

The proposed Full Circle Communities (Grace Terrace) Project includes a three-story Permanent Supportive Housing facility (PSH) to include 25-units at 1519 S. Arlington Heights Road. The facility would accommodate individuals with disabilities and will target local veterans with the goal of providing stable housing coupled with supportive services for these residents. A total of 25 parking stalls are part of the proposed project.

Redevelopment of 397 & 401 W. Golf Rd is a 3-story, 102,008 square foot self-storage facility. The facility would include 725 storage units and a 1,000 square foot area for retail sales and packing supplies.

Introduction: Project Summary
In August, 2022 Urban Street, LLC presented their proposed development for TIF IV. The concept plan includes seven residential buildings consisting of 266 market rate apartments and one 37-unit affordable senior apartment building and commercial out lots along Golf Road.

Since the early review, Village staff, Village attorneys, and financial consultants have been negotiating with Urban Street, a non-binding Memorandum of Understanding (MOU) that will set the stage for negotiating the final Redevelopment Agreement (RDA). After approval of the MOU Urban Street will engage with their consultants to proceed forward with the necessary plans and documents to commence the zoning and entitlement process. During the same time the RDA will be negotiated and the final terms, conditions and timelines will be refined.

The Northwest Community Hospital is proposing construction of two new buildings within their campus. The first would be a redevelopment of certain properties South of Central Rd with a 3-story medical office building. The second is a 3-story inpatient neuroscience building to be located on the North side of the hospital campus. This project is subject to change, and the development concept is still being finalized.

Status (2024): Proposed
Arlington Heights Park District is proposing a multi-phased redevelopment of Recreation Park to include updated tennis courts, new accessible playground, skate park, walking paths, landscaping, wayfinding and on-site parking. The first phase would include the improvements listed previously, the second phase would include improvements to the baseball diamond and eastern parking lot, and the third phase would include improvements to the bath house and outdoor pool. The Park District received Open Space Lands Acquisition and Development Grants (OSLAD) for the project.

Status (2024): Proposed
On December 18th, 2023, the Village Board approved a Resolution that directed the Plan Commission to consider the zoning and regulation of properties in the vicinity of 116-120 W. Eastman Street.

Possible amendments may include:

  1. The establishment of an overlay zoning district with specific use and bulk regulations applicable to the Properties;
  2. The rezoning of certain districts applicable to the Properties; and
  3. The revision of the Comprehensive Plan and the Downtown Plan.

The Resolution establishes guidance to the Plan Commission to address potential concerns regarding future development of certain properties in and around the Downtown.

St Viator has preliminarily proposed modifications to their building as well as substantial changes to the athletic fields. Preliminary concepts indicate new fields, grandstand, bleachers and lighting.

The Moorings has proposed construction of a new 5-story independent living building within their existing senior living facility campus located at 800 E. Central Road. The new building would include 70 units and underground parking to be installed below grade within the basement of the building. 

Status (2024): Proposed
The Totsland Day Care Center is a proposed redevelopment of the vacant building previously occupied by BMO Harris Bank at 1007 W. Euclid Avenue. The proposal includes interior alterations to the existing building with five classrooms and an indoor playground. They are also proposing two outdoor playgrounds.
