The Building & Life Safety Department is dedicated to ensuring the public safety and welfare of the community by ensuring buildings and structures on private property are installed and maintained to safe standards and conform with the Municipal Code.

If you are building a new building or modifying an existing structure, check with the Building & Life Safety Department to see what permits are required for the protection of the property owner, neighborhood and the village.  

Fire Safety Division

The responsibilities of Fire Prevention are administered by the Fire Safety Division in the Building & Life Safety Services department. Fire and Life Safety plan reviews are performed by members of the Fire Safety Division. Inspections are performed by full time fire safety inspectors under the supervision of the Fire Safety Supervisor. Our goal is to decrease the number and severity of all fires and hazards for the community. We believe this can be accomplished through an active fire code enforcement program, fire safety plan reviews and cooperation from the community. We strive to provide these services utilizing well trained and highly motivated personnel who understand the importance of customer service and fire safety. Schedule an Inspection
Building & Life Safety Services requires mandatory inspections while work is in progress to ensure that construction complies with approved plans and code regulations. Required inspections for your project are listed on your permit placard. Inspections must be scheduled with Building & Life Safety Services at least 24 hours in advance and 48 hours for final inspections.

  • Concrete | Brick Work: Prior to placement & final.  Backfill required prior to final.
  • Foundations
  • Drain tile | Dampproofing: Prior to backfill
  • Approved Spotted Plat: Prior to framing. 
  • Fireplace
  • Rough-in Electrical
  • Rough-in Plumbing
  • Framing
  • Insulation: Prior to drywall
  • Basement | Garage Floors | Stoops
  • Architect's Letter: Prior to final.
  • Commercial Final: Building, Electrical, Plumbing, Fire, Health, Grades, Landscaping
  • Residential Final: Building, Electric, Plumbing, Engineering

Final Inspection Requirements

Failure to observe the following guidelines could lead to a delay in receiving your Certificate of Occupancy.  For all permit work executed with documents prepared by a structural engineer or architect, a letter indicating completion and code compliance must be prepared by the design professional and submitted to Building Services prior to scheduling the final inspection. The statement must be dated, signed, and sealed with expiration date by the design professional and submitted 48 hours in advance of the final inspection. To ensure accurate statements, it is the design professional’s responsibility to thoroughly inspect all work prior to preparing the letter. All required building systems must be on line and checked out before the inspections take place. The design professional must state that to the best of their knowledge, information, and belief, the structure and all related systems comply in all respects to all applicable codes and match the Village-approved permit drawings.

A Certificate of Occupancy shall be issued within 5 days after written application, and only if determined the building at the time of application meets the requirements of issuance. The application shall be accompanied by a written statement from the architect and/or structural engineer of record that to the best of their knowledge, information and belief, the structure and all related fire, alarm, mechanical systems, building components, details, and site improvements for which the Certificate is requested comply in all respects to all applicable codes, as well as all Design Commission, Plan Commission and Village Board approvals and plans. If the architect or structural engineer is not including systems as part of their statement, then attached shall be a statement from the design professional for each engineered system in the building. If any exceptions exist, they shall be noted with an explanation of steps being taken to remedy those deficiencies. The 5 day period herein provided for the issuance of occupancy permits may be extended to permit the Building Official to determine if such occupancy will meet applicable codes.
