Project Summary and Updates
The petitioner, CompassPoint Development, LLC, was proposing demolition of the existing buildings and site and constructing a seven story multi-family rental building with 150 residential units and limited commercial space on the ground floor. The Village Board approved a 135-unit, 6 story development, after adjustments to the project scope were approved earlier this year by the Plan Commission and further project adjustments required by the Village Board at the Village Board Meeting on Dec. 4th. With these adjustments agreed to, this project was approved by the Village Board on Monday, Dec. 4th, 2023.
Due to Board Approval, CompassPoint Development LLC may move forward with their permitting process in order to begin construction on their project.
- This project has completed its process on a Planning and Community Development level. Construction is scheduled to begin in 2024. No further updates will be provided.
- November 29, 2023: The Village Board met on Monday, December 4, 7:30 p.m., at Village Hall, 33. S. Arlington Heights Rd., to continue discussions and vote on final approvals for the proposed development. The agenda is available on the Village's Agendas & Minutes page.
- November 7, 2023: This project was scheduled for consideration by the Village Board on November 6th.
The Village Board discussed the project and voted to continue discussions on the application until a future meeting date, which has yet to be determined.
- October 11, 2023: Re-appearance before the Plan Commission occurred on October 11th. The Plan Commission voted unanimously to recommend approval of the project, subject to several conditions of approval. - August 16, 2023: Re-appearance before the Design Commission occurred on August 22 at 6:30pm. The Design Commission voted unanimously to recommend approval of the revised design, subject to certain architectural enhancements. The revised plans can be accessed
- May 24, 2023: A motion for a recommendation of approval failed at the Plan Commission hearing. As a result, the project will be forwarded to the Village Board without a recommendation from the Plan Commission.
